Los Angeles is hard on appliances in three particular ways, and all three are preventable. Offshore winds pack condenser fins with dust. Municipal water leaves mineral on everything that heats or freezes it. And a Valley summer asks a compressor to hold temperature at ambient figures its designers treated as the outer edge. A maintenance plan deals with those before they turn into a repair.
On a Scheduled Visit
- Condensers stripped of dust and lint, down to clean fin. In this climate that is the highest-value hour anyone spends on refrigeration.
- Hinges, closers and seals on integrated doors, which carry a panel heavier than the hardware was engineered around.
- Dishwasher filters and spray jets cleared, gasket inspected, drain path flow-tested, and scale taken off the heating element before it bonds to it.
- Oven temperature compared against a reference thermometer and corrected; gas manifolds and burners leak-tested one at a time.
- Washer examined under load – hoses, gasket folds, damping, level – rather than at rest.
- Dryer venting cleared end to end, from the machine through the wall out to the exterior hood.
- Wine storage checked for temperature and humidity in each zone, with airflow around the cabinet confirmed.
- Ice machine valves, lines and moulds descaled, which on this water supply is routine rather than occasional.
Choosing an Interval
Equipment and duty set the frequency. A kitchen refrigerator in a conditioned house is on a longer cycle than the second one in an Encino garage that sees 105 degrees in September. A professional range in a household that cooks nightly comes around sooner than either. Outdoor kitchens and garage refrigeration go on the calendar for spring, ahead of the first heat wave rather than during it.
